How can I save money?
Prior to calling a contractor always have a plan of action, ideas and even general notes on paper about what you want. The more you know what you want from the start the less changes there will be and the more money you will save.

Also identify who will be making the decisions about design work and financial payments before you begin. This is a large task to take on.... so share in the responsibility.

Do I need to have a full set of drawings including engineering and structural to get an estimate?
We often are called upon to submit estimates without a full set of working drawings...that means no engineering or structural drawings.

Remember estimates are as good as the information that we have in hand and can put actual figures to.

Often contractors rely on other past projects for cost comparison to help contribute towards working cost factors. Remember though each project is unique, the final costs may vary until final details are submitted to the contractor you have chosen to work with.


What is a project contingency and how much should I plan for?

A project contingency is a dollar amount in which today standards is about 7-10% of your overall budget.
This dollar amount is used to help minimize the unforeseen circumstances and or damages that may occur during the construction process.


What if I want to hire my own structaral engineer for the project?

Thats great, but be advised architects would like to work with engineers that they have an established work history with. It is actually better to have a team that has worked together before on projects.


Does my contract include all permit fees?
No, permit fees are paid for by the client.

How much does a permit cost?

Permit costs are based upon the value of the work and the county that in which you live.

As an owner, can I handle the permits myself?

All owners have that option. We suggest you go to your local building department and educate yourself on permits in your area. We will also obtain the permit for our client by request.

How do codes affect my project?
Each city and/or county has specific regional amendments. Contractors are required to comply to the uniform building code of Boulder city code requirements. For example, Boulder has previously adopted the IECC (International Energy Conservation Code) to promote energy conservation in residential building. We are always up to date and comply with all new compliance's enforced by the building department.

Do you provide architectural drawings?

Yes. We provide professional drawings from basic remodels to new home design. Clients can also provide drawings if they so choose.

Do you provide Engineering services?
No, but we some of the best in the area and can highly recommend one we have worked with on our projects

Do you warranty your work?

Yes we do. We provide documented warranties that are given to every perspective client.

Do I really need to move everything prior to remodeling?
Yes! Take the time to organize and clear the space in which the construction will take place. This will save time and money.

What are allowances and why are they given?

Allowances are a fixed amount that has been budgeted for any item in the total contract sum. This is done to keep the project price realistic. Many clients tend to be undecided on decisions even midway through the project.

Are basements expensive to finish?

This depends on the addition of a bathroom or custom work such as cabinetry, bars or any other specialty item. These variables make it difficult to quote a square foot price. Finishing basements are considerably less than building an addition or new home because of existing foundations, roof structures, plumbing, furnaces and electricity.
